What will 2010 bring?

Well happy New Year to all of you who follow the Drumheller real estate market with the Chambers Real Estate Team. I would like to take this time to thank all of you who made 2009 one of our best years yet and we look forward to providing you our full range of real estate services in 2010.

I am always excited entering into a new year with so many possibilites and questions to play out in the world of real estate which is constantly changing and evolving. So the million dollar question is what will 2010 bring? Well of course no one has that answer but we do have some really exciting new projects under way in Drumheller and of course a wide range of resale properties to provide many options for those of you looking for a new home or to get into investment properties.

So where are the real "deals" in our market right now?  Well I guess a couple areas that I would watch are both in new homes and motivated resale home sales depending on your pruchasing time frame and patience to watch the market. To our markets credit we have not seen any big corrections or massive reductions so you will not find many real fire sale's but watching for motivated sellers  and stunning new home's at affordable pricing are where I would make recommendations entering into 2010.

The last half of 2009 did see some great buys in the resale market rewarding those who paid attention to the market conditions and where patient in making educated offers. Most of these buys where in near new homes built in the last 10 years with full development but did not have the high end finishing of the new homes. These homes often faced difficulty breaking over the $330,000 price barrior and therefor made for some exceptional value.

Stevenson homes are continuing to expand into their latest subdivision Bankview Estates and with one completed showhome and 4 basements completed they have some amazing homes that once complete will nearly half complete the subdivision. Fortuantly they have maintained aggesive pricing entering into 2010 on all there homes and i feel that these are a very solid investments with luxury finishing and quality craftmanship they are still one of my top picks.

Another project to keep an eye on that will be completed in the spring of 2010 is Valley Terrace condominums in downtown Drumheller. This mixed use building features 4 commercial bays and 6 residental units that will begin marketing exclusivly with the Chambers Real Estate Team in February 2010.

I could go on and on about how excited I am to be providing my service's in these exciting times in Drumheller but it will have to wait to my next blog as that is all the time i have for now. Festive Holiday Drink Recipe

Whether you are entertaining clients or hosting a houseful of friends this holiday season, here is a holiday punch recipe that will be certain to please the crowd.

Moose Milk Recipe

12 egg yokes

40 oz whiskey

40 oz dark rum

5 oz Kahlua

10 oz maple syrup

40 oz homogenized milk

40 oz heavy cream

1 cup sugar

Beat eggs until fluffy and mixed.  Add sugar and beat until thick.  Stir in milk and liquor.  Chill for at least three hours.  Whip the cream until thick.  Fold in.  Chill for another hour.  Sprinkle with cinnamon and nutmeg.  Serve chilled.

Alternatively, you could use egg nog in place of the eggs and softened vanilla ice cream instead of the whipped cream.

Home Burglary

Victims of home burglary typically find the experience more than just a physical loss.  They find it traumatic, disturbing and intimidating.  Many are unsettled for weeks afterward, and have a feeling of being personally violated.  Predictably, residential burglary happens more frequently in households where crime prevention measures have not been taken.  Without making your home a fortress, it is relatively easy to take effective precautions.

Tackling home security need not be overwhelming.  The key is to adopt a problem solving approach: analyze (recognize the basic security risks around your property), implement (provide ideas, alternatives, and solutions so you can take appropriate steps to eliminate the risks), and evaluate (aid you in assessing the improvements).

Keep security and safety in mind when landscaping and lighting your property.  Use them to limit and monitor access.  Also, be sure to maintain your property.  Burglars look for clues to see if people are home.  Is your driveway shovelled, newspapers picked up, grass cut?

RASCA Stats for first 9 Months

Realtors Association of Central Alberta (RASCA) real estate report for the first nine months of 2009 came out yesterday complements of Don Friesen and supported what I have been reporting to all whom who have asked "hows the market?" over the past 9 months and followed the trend set in my earlier blog posting for the first 6 months of 2009. Town of Drumheller shows 2009 home sales averaged $224,734 with 97 sales compared to 112 sales in the same period last year. Interestingly the average price increased by 2.5% over last year at this time. Average selling time was 110 days droping 5 days from the last reporting period. As of reporting date Drumheller had 70 homes on the market with an average of 11 sales per month in 2009. Rural sales in Drumheller area averaged $153,759 with 35 sales.

This report does confirm that sales are occurring in Drumheller and pricing is holding strong however just listing your home will not guarantee a sale. Experience, price accuracy, and an aggressive marketing plan are ways you can increase your sale probability. Although the market has experienced a drop in sales the Chambers Real Estate team is happy to announce that both our sales volume number and gross volume of real estate sold has gone up for the first 9 months of 2009, and we would like to thank all of those who have chosen our experience to sell their home.
