Here are the ways that Century 21 PowerRealty.ca is going green.


Broker Bob R. Sheddy and President Gary N. Chambers are pleased to announce that our pilot project over the past year has been successful, and here are some of the ways that PowerRealty.ca has been able to 'go green'.

1. We use online Real Estate forms which are sent electronically to our customers.  The customer can choose which forms they would like to print out, and which ones they will just save on their email or hard drive.

2. We all use Electronic Fax numbers to receive documents.  This again reduces the amount of paper used in a normal transaction by half.  Most agents rarely print out anything faxed to them, unless it needs to be signed and sent back.

3. Electronic Marketing.  Rather than send thousands of postcards and other marketing material to our clients, we are connecting with them on Social Media like Facebook, Twitter, Linked in, etc.  The gifts and promotional materials we create for our customers are always well thought out, to make sure it is useful and meaningful to the client.

4. Document Storage and Retrieval.  C21 PowerRealty.ca has a sophisticated network that allows the agents, administrators, and broker to review, store, and access all documents required in the Brokerage.  All of this is accessible online via secured access.

5. Recycling.  Our brokerage makes a special point of recycling much of the remaining waste produced in our business.  We have a system for recycling our paper, cardboard, pop cans, etc.   We also recycle our Shredded document files after they are held for the standard 7 year compliance period.  Because our business is so technology intensive, we upgrade our computers more often than normal.  Our computers will either become a hand me down, a donation to a local school kid, or be recycled at the Drumheller Waste Management Facility.

6. Cleaning up our community.  Century 21 PowerRealty.ca has organized the cleanup of many vacant sites in the valley.  The list includes Hunts Place Park, The CN park across from Winks/Husky, The site East of Winks/Husky, The Imperial Oil site between Allied Distributors new and old locations, etc.  We feel is is our chance to make a huge impact and show appreciation to the community that supports our brokerage.

7. Reduce Energy Usage.  Although our brokerage is in "work mode" from 6 a.m. until midnight, we have many electronic energy saving devices such as dimmers, programmable thermostats, motion sensors, photocell sensors, etc in the buildings we own and manage.  For the properties we manage, we have been upgrading our old gas mowers to new push 'reel cutter' style mowers, and collecting rain water in stylish rain barrels located in strategic locations.

8. We are now also buying Green cleaning products for our brokerage and for the properties we manage that seem to be just as effective as the previous options.

9. Skype Meetings.  Our clients love Skype Meetings.  We each use Skype for both telephone and video calls to allow our clients to contact us quickly and easily.

10. Rather than travel for hours, and burn 100 gallons of fuel, Gary Chambers (President) and Bob Sheddy (Board Member) choose to skype into board meetings whenever possible.

Specialized Packaging Tips

The list of individual household items is endless.  Here are some packing tips for major items:

  • Bureau drawers- don't overload.  Too heavy a load can cause damage.  Remove any items that could break or leadk.
  • Canned Goods and Other Non Frozen Food - pack upright with no more than 24 cans per carton.  Don't attempt to move perishables.  Wrap glass containers and boxed foods individually and pack in small cartons.
  • Frozen Foods and Plants - Because of the delicate and perishable nature of these items pack last and move first.
  • Lamps and Lampshades - remove bulbs, harps and shades.  Roll up cord.  Pack lamps with bedding or wrap separately and place upright in tissue lined carton.  Wrap harp and finial with packing paper and tape to inside wall of the carton.
  • Medicines - seal caps with masking tape.  Wrap and pack upright in small cartons.
  • Mirrors - place tape diagonally across mirrors to protect better against damage

Spring has arrived.....hopefully.

Well the grass is finally starting to green and trees are starting to bud, as they should be it is second week of May! It really has been a slow year to warm up outside but in terms of Drumheller real estate we have maintained a consistent pace.  The listing inventory has been increasing at a faster pace than the sales which could indicate that we may see some downward pressure on pricing. However on the flip side of that equation the buyers and showings and sales have also been on the increase which could put us back into what I feel is an overall balanced market as the increased showing volume has been resulting in sales.

Pretty much once a day I get the question "How's the Market?" and so I feel it is important to post more frequently in this blog exactly how things are with a little more detail than my standard response "ticking right along". So here it goes armed with the MLS Statistics Report completed as of the end of April 2010 we have seen 32 sales YTD with an average selling price of $232,947.00 compared to 27 sales in the same time frame 2009 at an average selling price of 235,140. For those of you who know me you know that I am a big statistics fan and this proves that the market really is "ticking right along" so to speak with 5 additional sales so far this year and basically a 0 decline in pricing (ok -0.9 drop) Drumheller real estate continues to be a solid investment. The Importance of a Listing Agreement

The “Listing Agreement” authorizes the Chambers Real Estate Team under Century 21 PowerRealty.ca to market and sell your home. This agreement serves three purposes.

  1. It defines your relationship, including the limits of your REALTOR’S® authority.

  2. It provides detailed information about your home which can be placed on a real estate Board’s MLS® System to help potential buyers find you.

  3. It forms the basis for drafting offers on your home.

Highlights of the Listing Agreement

  • Authority
    This describes the legal relationship between you and the real estate brokerage, and sets a time limit for the REALTOR® to sell your home.
  • Exclusive or Multiple Listing Service?
    “Exclusive Listing” means that only your brokerage can find a buyer for your home. REALTORS® generally recommend a “Multiple Listing”, which allows them to put your home on a real estate Board’s MLS® System - a great tool to market your home and help find a buyer.
  • Price
    You have the final say over this magic number, but your REALTOR® may have very useful advice on what price will attract buyers. Learn more about choosing the right asking price in our next blog post.
  • Real estate commission
    This is usually a percentage of the final sale price that you only pay once your REALTOR® has found you an acceptable offer. The percentage is agreed upon between you and the individual brokerage. This can also be a fee arrangement.
  • A physical description of your property
    Your REALTOR® will itemize the lot size, your home’s age, the style of construction, number and size of the rooms, and any outstanding selling features such as “backs onto ravine” or “fabulous kitchen renovation”.
  • Legal information
    This includes the lot number, land surveys and the zoning code.
  • Financial information
    Let people know the numbers like the minimum deposit you require or if you have a low-interest rate mortgage that can be assumed.
  • Completion date
    This lets everybody know how long you need to move out, once your home is sold. 60 or 90 days is standard, but if you can be flexible be sure to make note.
  • How the home will be shown
    Your REALTOR® can make the arrangements for viewing appointments. Any specific instructions, such as “make sure the cat stays in” can also be noted.
  • What exactly is included in the price? Chattels and fixtures
    Chattels are moveable items like washers and dryers, microwaves and window blinds. They’re not automatically included in the sale, but sellers will often include them to sweeten the deal.
    Fixtures are permanent improvements to a property like central air conditioning, installed lighting and wall-to-wall carpeting. Fixtures are assumed to be included in the sale of the home unless you note otherwise. Maybe the dining room chandelier is family heirloom that you wish to take with you. The line between chattel and fixture can get blurry, so go over every item with your REALTOR®.

The importance of a Seller Property Information Statement
Many real estate Boards now request a Seller Property Information Statement that lists any recent renovations, improvements, major defects and faults with the home.

Honesty is always the best policy
A major defect does not mean your home will not sell. List the defect and state how your home’s price has been lowered accordingly. This can actually be attractive to some buyers, especially if they have experience with the required repairs!
